In this case, a property owner renting out a unit in Montecito reached out to us after the studio suffered water damage. The client needed a quick turnaround while the tenants were out of town.
We conducted an inspection and air testing, which revealed elevated levels of mold, including zero-tolerance molds Chaetomium and Stachybotrys, as well as Aspergillus/Penicillium levels well above the NORMI standards of 200 per cubic meter.
In addition to obvious water damage in the bathroom, we found evidence of previous water damage in other areas of the home.
To address the issue, we installed dehumidifiers and decon heads with negative air scrubbers to dry out the bathroom. We also advised the client to have a plumber assess for any active leaks. After replacing the compromised drywall and performing post-repairs and dry out, we proceeded with our two step decontamination process.
